With 1,983 unique zoning designations.
Which are variations of 111 base zone categories, described in 561 pages of the zoning code, as exported to PDF from AM Legal's HTML website.
On top of which there are 53 Specific Plans, modifying the base zoning, as specified in 7,077 pages of PDF text, maps, charts and diagrams.
Furthermore, 20 Community Design Overlays exist, which may impact development parameters depending on location and other factors, can be found in documents totaling 826 pages.
And if the parcel is within any of the 36 Historic Preservation Overlay Zones, further regulations need be consulted in the 3,518 pages of ordinances detailing each.
Also, 8 different Redevelopment Plans, described in a combined 860 pages, may further modify the base zoning regulations.
Not to be overlooked are 20 different Streetscape Plans, with regulations described in 929 pages, that need to be complied with.
If any parcels are in one or more of the above overlays, you have to make sure you comply with the correct order of precedence for the regulations.
